IceCap Group targets a niche subsector of the US real estate market where it can offer bridge financing that caters to the fix-and-flip and fix-and-rent space. This market is under banked and less developed than other areas of commercial mortgage lending, presenting a unique opportunity for IceCap Group to provide bespoke financing to borrowers in exchange for an attractive return stream.

IceCap loans are secured by a first lien against the subject property and may also encumber additional real estate or other assets or equity of the borrower. While the firm strives to maintain high credit standards with experienced borrowers, a low credit score or limited track record can be mitigated by structuring the deal with a lower LTV and/or LTC to give the Firm added security in the event of default.

The team behind the IceCap Group has a 40+ year history in apparel manufacturing and logistics, a 30+ year history of real estate investing, as well as venture capital experience. In addition to in-house expertise to take over a property in a workout situation, IceCap has relationships with multiple non-performing loan investors to facilitate efficient disposition of credit issue loans if they arise. The team has a strong track record of investment and loan performance, with no foreclosures or principal losses to date.
